Consulting With Our Custom Home Builders
The first step in building your custom home is consulting with one of our expert home-building team members. During your consultation, we will review your requirements and the custom home features you want. We will determine an approximation of square footage and provide a cost estimate.
The Design Process
Once the preliminary floor plans have been signed and authorized, our drafting technicians will get to work on your design. Initial floor plans can take up to 30 days to be completed; plans are custom drawn and typically see 3-4 changes during the design process. House plans are $1,500; the fee is applied to the architectural costs and is non-refundable.
What Happens Next
A computer sketch will be created for you to review. These sketches may be presented to you during a meeting, or you can pick them up or have them delivered. You will then review the sketches, marking any changes you require us to make. We recommend showing these designs to your interior designer so they can work in design efforts in the early stage of development.
When Do I See What My New Home Will Look Like?
The elements of designing the home’s exterior style happen during the conceptual meeting and are revisited during the review meeting of the floor plans. Having an established floor plan is essential to starting the outside elevation drawings. The electronic files of the exterior elevation from the hand-drawn sketches take up to 14 business days; complex designs may take longer.
Working Drawings
Upon approval of the preliminary floor plan and elevation sketches, the plans will be taken to working drawings, also known as finals. These are detailed drawings that require hours to finalize. This process takes up to 30 days to complete. Making changes during this time is still possible for a fee of $250.00 and will require additional time.
Exceptions to the Rule
The home building process may take longer due to several factors, including the scope of information available before the preliminary sketches are drafted, changes made to preliminary sketches before finals, the size or complexity of your new home, and the homeowner’s cooperation.
